Tips for Getting Best Sale Price on Your Home
When listing their home, every seller wants it to look its best, to show well, to obtain the highest sale price possible.
When meeting with my clients, I stress the following:
1. Vacate your home and if that’s not possible, empty it as much as possible
Once you’ve a signed contract you may only have 2-4 weeks to vacate, to avoid that deadline stress, pack as much as possible and rent a pod or storage unit. Getting a short term rental or moving in with family/friends is also a great help; remember, once the house is listed, if you’re still living in it, you need to make it available for open houses, and buyer viewings at times that may not suit you, keeping your home in “showing” shape can be stressful.
2. Paint with neutral colors
New paint is a must. Listing agents recommend neutral colors since buyers viewing a property have their furniture in mind, their color preferences; it doesn’t matter if they say they can see past your color scheme, most can’t. There’s also a nice moment when a buyer enters a home and recognizes the “new paint” smell, it shows them the sellers care.
3. Professional cleaning
This is a must! Once you’ve moved out, or seriously emptied your home, there will be marks on the carpets and dust on walls near where paintings/photos used to hang. With everything that has to be done to get a property ready for sale, this is an easy one to delegate.
4. Professionally stage your home
Staging will be arranged for you by your realtor. Staging is so important as it creates a space which buyers can see themselves moving into, it isn’t only about the furniture and art work brought in, it’s also a fine balance with furniture left out, creating a visual impact that’s subtle yet important, especially for today’s photos and online marketing.
I recently read an article put out by the National Association of Realtors, it stated the most common home improvement items agents recommended to sellers were:
Decluttering the home (96%) / Entire home cleaning (88%), and removing pets during showings (83%)
