THE GROWTH OF MULTI-GENERATIONAL LIVING

According to the National Association of Realtors (NAR) who track housing information, the number one reason sellers sold their homes since the start of the pandemic was their need to find a larger home. The need for a home office, space to homeschool children, and the attraction of yard space during shelter-in-place, all led to a larger home being desired. In addition, children and parents deciding to live together has made space for multi-generational living extremely sought after.

14% of buyers set up multigenerational homes in 2022, compared with 11% in 2021 NAR54% say multi-generational living is a positive experience Pew Research

Many buyers are looking for larger homes that will accommodate multi-generational living, or better yet, a home that currently has an ADU, or the space to build one. As any active buyers submitting offers can tell you, a property with an ADU of any type or condition, attracts intense competition!

Prior to the Pandemic, most buyers were happy with a 3-bedroom home and 4-bedrooms was considered optimal and somewhat of a luxury in our high priced Bay area market. Now, the search for a minimum of 4-bedrooms has increased with 5-6 bedroom homes being very desirable.
