San Jose Area Real Estate Breakdown
San Jose is such a big city that it’s not fair to compare it to other cities that make up the Peninsula, instead I’ve broken the areas down. If you’re a current owner, you can check out your area; if you’re thinking to buy into a certain part of San Jose, this global snapshot will give you an idea of areas and their average house prices.
Every area in San Jose increased in price YTD over 2023, with the exception of Almaden Valley, which saw a very slight decrease.
Looking at this information, it’s easy to see the most expensive areas in San Jose are W. San Jose (remember that a lot of W. San Jose has Cupertino schools which pulls its price up), Almaden Valley (think getting away from it all and larger lots), and Willow Glen (what’s not to like with its lovely and popular Downtown).
Looking over the past year, Berryessa saw the largest increase at a whopping 19.2%, while Alum Rock on the lower end is still affordable for potential buyers (and, yes, I know that at $1,124,082 average sold price, that’s still a hefty price tag).
