There’s a huge difference between Santa Clara and San Mateo Counties and this is, in part, because San Jose covers such a large area. With Facebook and other Tech companies moving to Fremont, the market in that part of Alameda County is seen as a huge opportunity; this is reflected in how quickly houses in Fremont, Newark, and Union City are moving. Fremont has long had a strong real estate presence and we’re now seeing nearby Newark and Union City starting to be more active; this is in part due to their proximity to the Dumbarton Bridge and, in the news, the possibility of a Facebook funded train which could one day cross the Bay and make life easier for commuters! Commute issues aside, Alameda County has a lot to offer as companies provide more flexible hours and working remotely is more common.
