What you need prepared

PRIOR TO LOOKING FOR A RENTAL

  1. A copy of a recent credit check. Most landlords will run their own credit report but it’s good to have one available and invaluable to know what’s on it. You’re entitled to one free credit check a year. There are three nationwide consumer reporting companies:

    Before ordering a credit report from the above sites, take a look at the Federal Trade Commission’s Website for information on accessing your free credit check:

  2. Copy of a letter from your employer verifying employment and income with a name and number to contact at the company.
  3. Copies of your last two months pay stubs.
  4. If you’re self-employed, be prepared to show your last two years taxes.
  5. If your credit is poor, have something to explain why. Attach a written explanation (bankruptcy, short sale, foreclosure or divorce, etc.)
  6. Personal and professional references.
  7. Bank name, account number (last four digits) and bank balance.
  8. When applying for a high-end rental or for a single-family home, be prepared to show bank statements (black out any account numbers).
  9. Letter giving personal information, preferably also attaching a photo of you and your family, if that applies.
  10. Copy of driver’s license or passport for identification.
